The Royal Victoria site was selected to be used for this project. The slope is an advantage in terms providing a double layered parking garage. The building itself will sit atop this new parking garage and comprise of the Museum, Art Gallery, Performing Arts, Retail and Central Bank areas that are centered around a common public lobby space capped by natural lighting above. The glazing used on this skylight will also have a low solar infiltration that will work to reduce cooling costs.
The proposed complex seeks to offer the best in function, efficiency, sustainability and green technology. Some of the techniques used to accomplish this will be the recycling of indoor air, low e-glazing on all exterior glass and implementation of a chilled water air-conditioning system that uses the excess water in the restroom fixtures.
